Latest house prices across Greater Manchester if you are looking to buy a new home in 2025

The latest house prices across Greater Manchester have now been revealed, and there is just one borough where the average house price has dropped.

Skyscrapers may be flying up across Manchester, but the average cost of a property in the city has fallen over the last 12 months. The average house price in our city was £253,061, according to the latest figures from the Land Registry, which has gone down by 2.3 percent compared to a year earlier.

This makes Manchester one of just 71 local authority areas in the whole of the UK to experience a drop in property prices over the last year.

The property market is on the rise across the rest of the region, however. The average house price in Greater Manchester has increased by 3.5 percent to £245,559. That’s marginally better than the UK average, with prices rising by 3.4 percent over the last year.

Rochdale is the region’s property hotspot. The average house price in the borough rose by 7.3 percent in the last year, up to £207,186. Trafford is next with the average house price increasing by 6.2 percent to £384,958.

Here is the latest average house price, as well as how much prices have changed, in each of the 10 Greater Manchester boroughs:

Rochdale

The average house price in Rochdale is currently £207,186. This has risen by 7.3 percent over the last year, adding £14,147 to the typical property cost.

Trafford

Trafford is the most expensive borough to buy a home. The average house price here is £384,958, having gone up by 6.2 percent (£22,636) over the last year.

Bury

In Bury, the house prices have gone up by 5.9 percent in the last year, adding £13,912 onto the cost of the average property. You can now expect to pay around £250,638 for a home in this borough.

Wigan

Wigan is the most affordable borough to buy a home, with an average house price of £194,563. This has gone up by 5.9 percent in the last year, equating to a rise of £10,800.

Bolton

House prices in Bolton have gone up by 5 percent (£9,434) in the last 12 months, taking the average property cost up to £200,007.

Salford

In Salford, you can currently expect to pay around £244,649 for the average property. This has risen by 4.4 percent, adding £10,208 to the average house price.

Stockport

Properties are on the dearer side in Stockport, which now has an average house price of £301,303. This has gone up by 3.9 percent (£11,378) in the last year.

Oldham

Houses in Oldham are now priced at around £198,439, according to the latest data. This figure has gone up by 2.9 percent (£5,647) in the last 12 months.

Tameside

In Tameside, you can now expect to pay around £212,084 on average for a property. The average house price in the borough has risen only slightly by 0.5 percent, equating to £1,048.

Manchester

Manchester is the only borough where house prices have gone down this year. The average property price has dropped by 2.3 percent (-£5,981) down to £253,061.
